Rental House? Need Advice?

December 312009

We rented a house and we haven’t moved in yet, since we still have our current place til the end of the month. We tried to get our utilities set up for today. We went and there was nothing on, no water, no electricity. We called the electric company and they said that a city inspector needs to go down there first before we can get services. What exactly is the problem? This rental is turning into a nightmare. We also had our mail forwarded a few days ago and we never got any mail. It turns out the mailman told them that he wouldn’t deliver to the door anymore and they needed a curbside mailbox, and they hadn’t put it up yet. Another thing is that they previously lived in that house, and they still have junk laying around inside and outside. What are we supposed to do with the stuff, I don’t like having too much junk laying around? But my main question is, do we tell him to give us a discount for next months rent since we aren’t able to get utilities hooked up, and for obstructing our mail delivery?
Our lease doesn’t start on the 1st. We paid rent for this month already- prorated. And…he had our deposit for two weeks before we started moving in. We agreed to give him the deposit if he would hold the house for us. We signed a lease and everything. During that time he was supposed to have cleaned it out, which also gave him plenty of time to put up the mailbox. Also, I just spoke to him and he indicated that he might know what the problem is, so to me that means that it is something wrong with the house.

OK- This is different than I originally thought.

Since you already signed the lease and paid rent for this month then they are in violation. They need to refund any rent money paid for the days you have not been able to move in. If it is not available soon, then you should be allowed to break your lease with no penalties.

Note: it is ILLEGAL to stop payment on the deposit check!

Is it legal to use a residential mailbox for business flyers?

December 312009

if it’s not do you know where I can find the legal information about it?
I was sure it was not legal but could not find any references on the net, My home owner association is doing it and I wanted to confront them at a meeting they are having tomorrow but would like to have the legal reference numbers and terms to thrown in their face.
I found this and it will do just fine to make my point with the HOA
Thanks

Where online can I find regulations about placement of rural mailboxes?

December 312009

I tried usps.com but couldn’t find the answer; if you refer me to this site, please recommend a specific page.

Also, I’d rather not ask my letter carrier.

Thanks in advance for your ideas.
(I mean how far off the road, how far from the driveway, etc.).

I was going to give you the USPS.com but you have to know where to go for the regulations. I will try to find it, then get back to you. We have ours 5′ from the side of our driveway and right on the line where the grass reaches the side of the road. You may find that you will have to put it with other mailboxes if there are lots of people living around you. I’ll get back to you on the height

go to usps.com/faqs/postalstore-faqs.htm. Then click on mail receptacles in the left hand column. go to questions 21-30 and it will have policies for curbside mailboxes. the height is 41-45" from the ground
hope this helps

Is it legal to put flyers ON THE MAILBOX POST, not the mailbox itself?

December 312009

I am starting up a lawncare business, and want to put my flyers ON THE MAILBOX POST, not the box. Is it legal to do so?

From what I have read I didnt see anything directly answering my question about whether it was legal to put them on the post, NOT THE BOX.
I am only a teenager and looking to put up flyers just in my neighborhood, so this isn’t an "official" business

Good luck starting your business. It is not legal to put flyers on the mailbox post. It is trespassing. Also, if the flyers blow away, you are littering.

Ask permission to post your flyers in laundromats, grocery stores, etc.

Even if you are just a teenager, it is still a business. Sorry.

Can I use the mailboxes on the street/in public to send a package?

So I want to send a package to my friend a few states away. Its about the sized of a tissue box, and weighs about 13 oz. Can I use the blue mailboxes that are on the street and at the post office?

Also, if i were to send it by priority mail through USPS, can I use my own box, or do I need to use a USPS Priority Mail flat-rate box?

You have to go into the Post Office to mail it.
You can use your own package for priority mail if you want. They have some tape that they will wrap around it that says Priority Mail.

Can someone help, I am adding a lock to my mailbox?

December 312009

I have a normal, metal mailbox. I am going to add a lock at the top where you open the box & a slot for the mail to be placed in the box. What do I use to put the hole & slot in the mailbox? What type of tool?

you need to check with your town first, I know in some places it is illegal and they will not deliver your mail

Mailbox vandalism deterrents?

December 262009

Over the years I have replaced 7 curbside type mailboxes. I have tried the heavy duty kinds, the rubber kind, and tried putting it high, low, all to no avail. The baseball bat kids are winning! My mailbox is at the end of a long driveway, so I can’t monitor it. We are in a nice area with a private security guard. Once someone was caught and his mother replaced my mailbox. Now that one is gone.
I do not care for the brick mausoleum looking ones. Any experiences or suggestions?

You could put 2 posts in front of the box and have something cool like a wrought iron scroll or something similar between the posts. Use heavy gauge pipe or wooden posts, whatever hurts them and not you!

I placed my mail in a residential mailbox three weeks ago, however, my bills never got paid. I believe is lost

December 262009

Is it possible mail could be lost?
Is there a way i can locate that mail?
Mail contained very important documents!
What can I do?

Contact the post office right away and let them know. Plus contact all the busninesses that the mail was suppose to go to and let them know. If isn’t out of the realm of possiblity that your mail could have been stolen. So check with your bank if you wrote checks for your bills and see if your account has been used by someone other than you. If you had credit card info on anything contact the credit card company too and let them know that your account info could have been compromised. There are on line sites where you can check if anyone has tryed to get other credit cards in your name but with a different address. There are probably other sites that could give you advice on what to do in case someone is trying to steal your identity. Please do it as soon as you can. Time isn’t your freind when something like this happens. Good Luck.

looking for a rural mailbox that has a exploding outside skin full of paint when they hit it with a ball bat?

Prolly not. But you can get one with a motion detector pretty easy. Wouldnt it be more fun to actually catch the bastards?

Where can I find a cheap, but decent quality mailbox and post?

December 262009

I’m about to replace my mailbox and post. I live in Georgia. Where would I find a cheap and decent quality one (either at a store or online)? What do you think of those plastic ones (I think Rubbermad makes one)?

Home Depot or Lowe’s or some other hardware store should sell what you need. Check out the Rubbermaid mailbox reviews at Amazon.com. I also found a place that sells both the mailboxes and the posts on-line, for price comparison. Good luck.
